Construction cost up!


Construction cost have gone up 350% in the last quarter. It now cost $250 000per square meter to bild in low density and about half of that to build in a high density. This doesnt come as a suprise, so to all those budding to build your own homes, make sure you know the cost. It doesnt comew cheap now. The high cost of building has also been causing shortages of properties because people are just prefering to buy than build

Come Buy with Me!

Wanted: Complete stranger to buy house with. This maybe something you have not seen but that’s one of the newest buying concept where you can buy a home with a complete stranger if you cant afford to buy on your own. Strange as it may sound, the idea is just borrowed from the fact you can look for romance or partner online but why not a mortgage sharer.

As prices of properties continue to skyrocket beyond the reach of many in Zimbabwe, the idea would me for people who want to buy properties to put their resources together and buy a house. Not everyone has partners, relatives or friends that they can buy a house with.

What are you thought about it. Would you ever consider co-buying? Maybe its time someone sets up a Zimbabwean website where would be budding homeonwers can meet with other would be co-owners.

Fringe Areas Still Affordable

Zimbabwe's spectacular property price growth of the last four years, which has seen the average house price rise from around $7 million in 2001 to nearly $50+million today, has stretched many home buyers' budgets to the limit.

It has also made it increasingly difficult for them to buy according to the almost hackneyed real estate advice of "location, location, location". But, while buying in one of the country's hotspots might be beyond many budgets right now, a longer term approach could pave the way to being able to afford to live in a dream area in the not-too-distant future.

Although buying in a prime area might be beyond many people's means at this point in time, there is an alternative and that is to consider the so-called fringe areas. As a result of an ongoing shortage of well-priced stock, especially in the entry and middle markets, there has been steady buyer movement into some of the areas bordering on the prime suburbs. And as a result of these new home owners investing time and money into their properties, the overall appeal of these areas is rising.

Area such as Mt Pleasant and Greendale could well be the short-term answer to many people's dreams of home ownership on Borrowdale, The Grange or Glen Lorne. That's because, if you buy carefully, your properties are likely to accrue in value by around 10 percent a year. This, coupled with careful planning and budgeting, will make it possible for home owners to re-sell when their homes have accrued enough equity and hopefully then be able to afford to buy in your original area of choice.

The place to start is by working out a budget so that you know exactly what you can afford. You must be able to absorb any additional financial outlay without a problem.

The next step is to investigate and do realistic assessments of so-called fringe areas as well and look at trends on current price trends and anticipated value growth. If you're buying a property as a stepping stone to the home and location of your dreams, you must keep re-sale in mind at all times. Buy a property that blends in with the suburb. If the suburb consists mostly of single residence houses, then that's what you should buy, rather than say a flat. Stick to a property that will appeal to the widest range of buyers when you want to sell.

I would also recommends buying into thriving communities with low crime levels like cluster homes, this will be a major factor in terms of future property price growth. Driving around the area and doing some research before making any decisions finding out about property prices, schools, amenities and transport systems.

Finally buyers should reckon on being there for between five and seven years, at which point the home that they paid $50m for would now be worth much more in real terms- and more if they have spruced it up. Not only will you recoup your money but you will then be in a far better position to move into the area you've always wanted to live in.

Landlords Beware

A story apperead in today's Herald about a doctors who was illegally charging his property in forex. Under the exchage control act it is illegal. The sentencing is tomorrow, so I will let you know what he gets for that. I know it is enticing to charge rentals in forex and its happening. Even some sellers are only accpeting offers from people buying with forex. i can understand why they prefer it that way esp of fellow Zimbabweans abroad who would want to repatriate their funds.

So a word of warning from me. Here is the extract from the Herald

"Doctor pleads guilty to breaching forex laws

Court Reporter

A HARARE medical practitioner Ahmed Bilal Shah yesterday pleaded guilty to breaching the Exchange Control Act.

Regional magistrate Mr Morgan Nemadire will sentence Shah tomorrow.

The agreed facts are that, Shah stays at House Number 11 Broadmed Lane in Chisipite and owns another house at Number 33 Dover Road in the same suburb.

Sometime in July this year, the Reserve Bank of Zimbabwe (RBZ) invited their counterparts from Russia and the RBZ Logistics Unit sourced for accommodation for the visitors.

RBZ officials then approached Regal Estate Agents where they were advised that there was a vacant house in Chisipite, which belonged to Shah.

The officials went to Shah’s houses where they successfully negotiated for accommodation.

Shah charged US$700 per month as rentals for the house at 33 Dover Road.

Members of RBZ’s Logistics Unit then informed the Exchange Control Department which investigated the case.

The matter was later reported to the Criminal Investigation Department (CID) Serious Fraud Squad who set a trap for Shah.

It was then that CID detectives and some RBZ officials went to Shah’s house pretending as if they had come to pay for the house.

Shah was instantly arrested after receiving the US$700 trap money.
